HOW WE SOURCE PROPERTIES
SEARCH AND FIND. We find deals in strong, growth-oriented markets using data-driven criteria such as job growth, population migration, annual household income, etc.
ANALYZE AND NEGOTIATE. Our financial analysis is rooted in data, ensuring that every decision is backed by research and industry insights. We negotiate favorable terms and secure financing for the property. We prioritize maximizing returns while minimizing risk.
LEGAL. We offer the private investment opportunity to our community. To participate in the deal, investors sign a comprehensive legal document called a Private Placement Memorandum (PPM) which contains all the pertinent details.
ASSET MANAGEMENT. Once the deal closes, our team is responsible for managing the property, making sure the property increases in value by improving the asset and streamlining operations. Our value-add approach is at the core of transforming underperforming properties into lucrative investments. Whether it's addressing poor management, deferred maintenance, or other inefficiencies, our strategic interventions aim to increase property values and optimize returns for our investors. We believe in the transformative power of well-managed assets.
RETURNS AND INVESTOR RELATIONS. Typically, investors receive cash flow quarterly and in 3-5 years get their original investment back, plus a share of the profits.

Give us a call. We'll schedule some time to get to know each other and understand your financial needs and goals. This is a requirement by the SEC before we can offer you a live deal. Once you join our investment community, we will notify you immediately when deals come up, usually 1-2 times
a year.
Note that the investment is not liquid. However, depending on why the investor needs the money
and how much the property is worth, the company might be able to sell the investor's portion of the investment at a certain market valuation to give the investor some cash.
Distributions are the cash flow you make quarterly from the investment. We like to call it "mailbox money". This money will be deposited directly into your bank account as passive returns.
Cash flow is generally considered a return on invested capital. Taxes for properties are based on how much income and expenses the property had during the year. Because of the way that accelerated depreciation through cost segregation works, there is usually a non-cash expense reflected in losses on a K1 tax document in the early years. (Remember, for all tax related questions, always check with your own CPA because everyone's situation is different. We're just sharing some general direction.)

I am a biomedical engineer by training. I help healthcare organizations build and open new hospitals. And in a funny twist of fate, I am also a certified wellness and spiritual life coach encouraging and supporting women as they strive to stay out of them (hospitals that is) and live their best lives.
My love of real estate started when I was 12 years old and asked my dad, “Daddy, can we buy some land?” My dad looked at me in wonder (lol...) and went back to watching his baseball game (he was a huge Dodgers fan). Anyway, that deep-seeded desire around land and real estate that was planted in my heart when I was a child, lay dormant for years until it germinated and bloomed later in life.
In the meantime, I took the traditional road to success. I went to school, got a good job, then grad school, started climbing the corporate ladder, got married (oops, I forgot to do that!) Had kids (oops, I forgot to do that too!) I worked hard and gave my all to my career...and I LOVED IT! I loved my job; I loved my freedom (or at least the illusion of it). I loved my life... And then...BAM! I got blind-sided. Jilted by a lover called "Corporate America."
